Description

Beech Cottage is a period detached cottage which oozes charm, and sits in landscaped gardens in a picturesque setting only 7 miles from Aberdeen, and even closer to Dyce. It offers the potential buyer a spacious and versatile family home, with sheltered grounds, and an idyllic rural locale within easy commute of the city and the airport. Dating back to 1730 when the original cottage was built, there was an extension added in the 1930's, and a kitchen extension in 1998. Built of granite under a slate roof, there is an abundance of pitch pine woodwork throughout, there are cast iron and tiled fireplaces in most rooms, bay windows in several rooms, and there are internal and external working shutters. The accommodation spans two floors, and provides very spacious and versatile rooms, which are presented in a neutral palette. The accommodation includes an entrance hallway with double doors, flooring is Victorian terrazzo tiles, there is a door to the rear part of the house, a turned staircase leads to the upper floor, and there is entry to one of three public rooms. Two of the public rooms have a private leafy outlook to the front, and both feature decorative fireplaces, and beech flooring. The third public room has an open view of the garden, it too has beech flooring and a granite fireplace with cast iron wood burning stove. The glazed conservatory provides additional living space, it has a pitched roof, and a lovely garden aspect. The kitchen is fitted with a comprehensive range of cabinets and countertops, appliances are integral including a dual fuel range cooker, and there is ample space for relaxed dining. This room enjoys a flood of light, in part due to the large bowed windows, and enhanced by ceiling roof lights. A utility room provides space for laundry equipment and storage, and the ground floor is completed by a bathroom with spa bath, his-n-hers wash basins, a wc and bidet and an extensive range of storage cupboards. Upstairs, to the front of the property, there are two charming double bedrooms with bay windows, built in wardrobes and cast iron fireplaces. A shower room lies between, and it has a velux window for added light and ventilation. On the mezzanine level to the rear of the property, there is a master suite with double bedroom and bay window, and it has a room adjoining which would make an ideal study or nursery. A dressing room next door provides exceptional storage, and the layout is completed by a shower room. Set within the grounds is a detached garden house, which with the necessary permissions could be suitable for overflow guests, as a self contained granny annexe, or even as a play room or office. It is unlikely that this would be sold as a separate entity, but considered part of the feu. It is heated by electric storage heating, and benefits from double glazed windows, private water supply and septic tank drainage. It has a very large reception room with triple aspect lighting, and there is a well appointed kitchen, a cloakroom off the hallway, and another multi purpose room which is accessed from the kitchen as well as from outdoors. Upstairs, there are three rooms, and a bathroom.
