Description

The Rowans is a deceptively spacious detached bungalow, situated in a quiet residential farm lane in the village of Blackburn, which lies to the north west of Aberdeen. Set amidst mature woodland, the property enjoys the benefit of a large garden with extensive parking and a quiet semi-rural ambience only appreciated on viewing. In its present form, the property provides adaptable and spacious family accommodation for all age groups, but it should also be noted, that there is planning permission for further extension into the attic for an extra bedroom and en-suite. Constructed in 1970, a great deal of thought has been given to the internal fittings, including reclaimed pitch pine and solid beech flooring and cabinets, waxed or oiled panelled doors and a granite fireplace with multi fuel stove which takes pride of place in the lounge. With the additional development potential of the garage (see Parking / Garage details) this would make an ideal proposition for those seeking additional granny or staff accommodation or the ability to work from home. The layout includes a spacious entrance hallway with entry to the principal rooms and there is a hatch access to the attic. The lounge has a dual aspect outlook over the garden. A large picture window, with southerly aspect and a westerly aspect window together provide generous natural lighting. There is a feature granite and slate fireplace with a cast iron stove. The kitchen features a comprehensive range of bespoke solid wood cabinets and iroko wood countertops, crafted and fitted by Lethenty Mill, a prestigious local company. There is a Belfast sink, space for relaxed family meals and French doors to the garden. The master bedroom has a southerly outlook, and an adjoining en-suite. There are another three bedrooms, one with a box room or dark room adjacent and there is a family bathroom with spa bath and shower. A porch on the side elevation completes the layout and offers an alternative private entrance to the property. The Rowans has recently undergone extensive interior and exterior refurbishment. Lounge (23'4x15'9) Kitchen (15'9x15'1) Bedroom 1 (15'1x11'2) En-suite (7'3x4'7) Bedroom 2 (13'9x11'2) Bedroom 3 (11'6x7'10) Bathroom (7'10x6'3) Bedroom 4/Study (11'6x9'10)
